Ladies and Gentlemen,
My tenant has been violating some parts of the lease agreement. Some of the main violations:
1. It appears that my tenant has sublet my property to another person that is not on the lease agreement. This is based on the reports from my tenant's neighbors and the stuff I have found in the back yard of the rental property which does not belong to my tenants.
2. The property locks have been changed without my knowledge and consent.
3. Damage to the property is not being reported and maintenance requests for repairs are not being made.
4. Installation of above ground swimming pool on the deck which is prohibited by the lease agreement.
5. I discovered damage to property during routine inspections but tenant does not respond to phone calls made to schedule repairs and neither can I enter the property as permitted by the lease because the locks have been changed.
I do not have a property management company. Please advise how I should be handling this situation. I do not mind hiring an attorney and proceeding legally.
