Property Tax Protest Companies

    I've had several current and former clients and students call my office over the last two weeks asking for recommendations of companies that will protest their property taxes for them. I have no affiliation with, nor do I receive any compensation from, any of the following companies. I'm just putting them out here to try and help the greater REI community. 

    NOTE: You DO NOT have to hire anyone to protest your taxes for you. You can do it yourself. I don't b/c I am not an expert at fighting tax value appraisals - and my time is better spent elsewhere. 

    NOTE 2: One tactic to consider if you own multiple properties: This year, consider giving one property to each company, let them fight it out with TAD/DallasCAD, etc., then next year move all your properties over to the company that was the most successful for you.

    And remember, TAD is asking for all protests to be filed by May 2nd, 2016.

    I have filed property tax protests with Tarrant County every year for more than a decade, and I represented myself throughout the process for most of those years.  However, due to an increase in my business, I've hired a company to represent me for the last couple of years.  That company is Atlantis Tax Management.  We are not officially affiliated with them, but I have been pleased with the results.

    I am not an attorney, so this entire post is only my own experience and my own opinion.  It is not legal advice.  With that said, regarding the deadline for filing a protest, it seems TAD likes to get people to file their protests as early as possible, but state law allows you to wait until May 31 to file a property tax protest.  This article addresses that issue.  I personally feel that it's better to file property tax protests as late in May as you can.

    We've offered a Tax Protest Class at DFW REI Club for many years, and we plan to do so again sometime next month.  If you want to file a protest on or before May 2, that's fine, but I don't believe it's to your personal advantage to do so.  It would take too much text here to explain why, but, if you'd like to give me a call at 817-300-1132, order the video of last year's Tax Protest Class, or just wait for our Tax Protest event next month, I'll be happy to share the whole story.

    My $.02 is to make sure that it's worth your time efforts to protest... I generally don't because I've found the increases to be fair compared to the market, however, I don't carry a bunch of houses either.... Keep in mind the formula  = (2016 Value - 2015 Value) *.0275... It can be as low as .25 or as high as .3

    So if your property value went from $200k to $220k then that's an out of pocket difference of around $550 annually which is about $46 per month... Keep in mind that if you protest you likely won't get it down to the original amount. I'm not saying that you shouldn't protest, but analyze your potential savings vs time/effort vs likelihood of success before you spend the time to do it......
