Good luck to you and your crew in your REI endeavors. Perhaps you should focus more on wholesaling for the time being. The risk is much lower, the timing is much quicker, and you can make good money at it.
Your job is finding deals, whether you're a rehabber, wholesaler, or whatever. I suggest you spend some time getting good at this first, and it will require some effort, before you move on to the complexities of fixing up properties. Once you have a deal under contract, you can flip it to buyers with financing and move on to the next thing. There are PLENTY of buyers out there, and you can post your deal on this forum if you're having any trouble finding one.
