Sharing Bank Account Number with Tenants for rent deposits

    Hello, I share my bank account numbers with tenants for depositing rent instead of mailing it.Do you guys see any issues in doing this? One of my challenge, It makes them to deposit partial payments instead of full rent and I might be in trouble in  receiving partial payment if i need to evict them.  

    I also use chase quick pay to receive rents  and i luv it but not all tenants use it.

    I don't like giving out my bank account number either, and I love Chase QuickPay too.  The biggest challenge is with tenants who don't have bank accounts.

    PayLease.com allows for convenient cash payments at Walmart, etc., but they told me you have to have a minimum of 100 rental units to use their service.  We're not quite to 100 yet.  Bummer!

    PayYourRent.com doesn't have a minimum number of units for using their service, but they told me they're about 3 months away from offering support for cash payments.  They do require a minimum of 50 units before someone can take advantage of their "Landlord Pricing" which is obviously better than the $19.95/mo they charge those with less than 50 rental units.

    I'll keep looking.  Although there are plenty of online payment methods, Maybe somebody else will be able to make a recommendation.

      Why would you rent to someone who does not have a bank account? Unless maybe they came with the house, it seems like they would not pass tenant screening requirements. Provided they do have one, what about an ACH debit to their account? Just have rent auto paid every month.

    In my case, the tenants who want to pay cash came with our latest 4-plex.

    Since my last post, I've found two companies so far that don't require a minimum number of rental units and that can accommodate cash payments.  One of them explained to me that they work with MoneyGram stores where tenants can pay their rent and the associated fee in cash if they like and that MoneyGram will then initiate the ACH transaction which will ultimately land in my bank account.

    The guy who shared the above info with me was with RentPayment.com.  Obviously, I have no idea at this point if their service is bad, good, or somewhere in between or if they're better than any of their competitors, but, unless I hear something that makes me go in a different direction, I'll probably give them a try.

    I just had another very informative conversation with someone at AppTexx.com.  They can accommodate cash rent payments too and have some pretty cool SMS technology.  Stay tuned...
