I am looking for a Hard Money Lender who will lend $25k to purchase a property, with the intent of having an income producing property.  Not a flip.
    Any help is appreciated.

Hard money lenders are not typically in the business of making long-term loans.  The interest rates they charge are high compared to conventional lenders.  Why would you want to use a hard-money lender for a long-term hold?

Again, 25k is a low and tough loan to obtain long term. I'll make a loan like that with the right property ratios but it will be with higher rates and tougher covenants.
