evicting squatters

    Another B&E, locks changed, and squatters inside. I was there just three days before! First time I've had to deal with squatters. 

    Filed police report, attorney sent Notice to Vacate, it's time to file with the court.

    These attorneys are TOO expensive, given how much I've already lost on this house in the past year. I have been through an eviction before, just not with squatters. But it behooves me to do as much of the process as I can if not all.

    A search of Tarrant County Courts yields several confusing/conflicting instructions and forms to efile with.  But I want to be absolutely sure I am doing this the correct way the first time.  I emailed the court admin/clerk, but have not heard back yet.  Would some of you who are quite experienced with doing this please refresh my memory?

    I am not a lawyer and this is not legal advice.

    If the property was secured I don't understand how this is not B&E.

    Although I have not had an evection in Tarrant County I have done it myself in Dallas County. Make sure that you have the correct names and the three day notice was properly executed. Next ensure that you are filling in the correct district.

    The form is fairly strait forward and if you go in person to the court they can provide some help. My email is fcscapitaldallas@gmail.com if you need some help.

    As long as its filled correctly you should win the case but that is not the end. Next is filling to have them and their property removed but this does not happen right away.

    If you feel unsure about any part of this hire an expert because the cost of making a mistake is far greater.

    However, that cookie-cutter form did not work for my situation.  I went to the courhouse to file on paper in person. Court date is 4/15.

    Despite their bluster during a chance encounter last week, the defendants did not show in court this morning. I got the judgment, without spending anything on these expensive lawyers (yet). 

    Just in case, I had gotten a sworn affidavit from the real estate agent, who was falsely implicated as giving them a lease, and a witness statement from a service person, who was there with me when the initial encounter went down. I didn't need to use them.

    If the defendants had showed, I had no doubt that they would have talked themselves into losing. They were quite hostile when I was there last week with my yard man. Four people were there whom I had not seen before, and one of them tried to snatch my phone out of my hand.

    A neighbor down the street said there had been about 25 cars coming to that house that day; he suspects drug activity. I'm sick to think of what they are doing to my house. I told the detective this latest info, but have received no response.

    But I felt emboldened and empowered after confronting/being confronted by these skanks and laughing in their faces. 

    I am not stupid enought to sound the victory bell yet, but I am a few runs up at the moment and had to share one for the little guy.
