    A few months ago I used Brett Sharp, Sharp A/C, 817-371-9721, at my rental and he provided good service for a fair price.

    I have used these guys for a little over a year, and they have done a great job every time.  They have fully replaced A/C systems that were gutted by vandals as well as handling all kinds of repairs to my A/C units, both in rentals and in my home.  They honestly assess what your needs are, explain everything to you, and will caution you against buying things you don't need.  They also have plenty of experience working with investors.  Plus, they show up fast and get the work done quick.

    The air conditioning in my personal home went out Saturday night, about 10 PM. By 2 AM it was 95 degrees inside. The News said it was going to be 108 Sunday.

    I sent a text to everyone that was on this list at 5 AM. Jim Herald contacted me at 7 AM, came out at 7:45 am, diagnosed what was wrong with my unit, explained what I need to do to prevent this in the future, had the parts on his truck, AND had it working again by 8:40 AM.

    To their credit, the others on the list did text me back - later that afternoon.
