However, they need to have some room for real (NET) profit AFTER holding costs, rehab costs and a little cushion for OOPS.
Values should be verifiable, not an ARV that takes the one highest priced comp and excludes all the other ones, please. I think any investor can appreciate that approach! Otherwise, one is setting themselves up for potential heartache!
