the info from my realtor friend:
3/2/2 home on a quarter acre lot which is a block
to the lake going North and about 300 feet to the trail head of the 7 mile
nature trail, going south. The neighborhood is very secluded, wooded peaceful
and quiet. Off Market for sale at $255,000. There are no comps out here because
when people buy here… they stay here….The homes out here hold their value too.
The home has great bones! The foundation was piered 12 years ago when I sold it
to the owner and there has not been any signs of movement since. The roof is
only one year old and the appliances have been replaced over the years with a
Home Warranty that has always been on the house. It needs a complete cosmetic
facelift. It needs carpet and paint throughout. The tenant that was in the home
the past 12 years had two dogs and the house smells of dog (mostly in the
living room by the back sliding door) right now and needs the back glass
sliding door replaced too. I was quoted $400 for that glass door. It can use
counter replacement if you wanted to go the Granite route. I feel that with
this home all updated you could get around $295,000 for it. If you ever wanted to
just use it as a rental, the house at 117 Lake Vista is currently renting for
$2000 a month. The house at 216 Lake Vista is renting for $2100 a month. The
house at 313 Tanglewood is leasing for $2100 per month. So, I feel that you
could probably get, worst case of $1800 per month probably $1900. The home has
1529 ft.² and an extra deep garage, covered patio, large fenced yard with a
double gate in the front in case you need to park a boat or an RV in the yard.
Tenant is moving out
this week and we can probably get better pictures next week. I feel that if I
was to put it in the MLS I would wind up with several multiple offers but I
would rather keep it simple. Currently, the least expensive home in the whole
city is $329,900.
