I too, am new to the business and working part-time at it. I have not done any wholesale deals but in the last two years have done three buy&holds, and am presently searching for a retail buyer to finalize what I hope to be a very lucrative rehab and flip. I have borrowed hard money from the Weakleys on 2 occasions and have no complaints. I would not consider any other source of funds now. They are straight shooters and you can feel free to share confidential information with them on pending purchases and know that the information will remain confidential. Like Chris suggested, I started in my own backyard, "driving for dollars". This has been very effective for me. I would suggest some low key business cards with a catchy logo image that tells the eye that money and houses is your business without reading it, and a slogan on the back that suggests you are there to help them any way you can (i.e tax protest, refinance, remodeling estimates, etc.) Often times these discussions open the door to a deal in the near future. So, listen to there problems, desires, and offer possible solutions and the money will follow. Also, word of mouth travels, so offer every person you know a finders fee. Turn the world into your network of bird dogs. Remember that desperate people don't want to do business with slick investors. So, avoid projecting that image. Anyway, it's a great business to be in.
