How to find vacant properties?

    Is there a source on finding vacant properties?

    That is going to be the hard problem to solve for any investor.  You can look in MLS, but most good deals don't make it there.  You can try wholesalers, sometimes their prices are right. You can try auctions, you might be able to get a good deal. It's a competitive market so everyone is looking for the same thing as you.

    I think you have to network and market yourself.  Generate contacts that will help you get into the deals you are looking for. It will take time and effort but will be worth it in the end.

    I just drive around, an area of interest.    tall grass, unkept, shades down are a giveaway.  note the address and look it up when you get home (out of state owner, tax database etc).

    if it is clearly obvious/eye sore talk to the neighbors.  they love talking about what's going on, and may have a name/address/phone etc. 

    I am a W-2 person, so I made it a point to drive a different street to work each and every day.  knew every empty house in the area.
