What is the most effective advertising for rentals?

    Neighborhood signs and Craigslist have been productive but there must be some other current (cost effective) source of tenants.

      I track my ad response closely.  In 2009 the Fort Worth Star Telegram was ineffective in drawing the results it did even a year earlier.  Recently I ran some searches (FWST) & found very little property listed. (perhaps their SE are the problem?)  My 2009 results for FWST were a fraction of previous years, despite a higher cost per ad.

    Other property listings (i.e. Apartments.com) seem geared only to apartment complexes.

    Thanks for sharing any tips.

    Putting a sign in the yard and a couple of signs on nearby busy roads usually works pretty well for us.  Using a realtor to get it on the MLS has worked OK too.

    I agree with Robin.  My rentals when vacant usually take less than 30 days to lease out.  I am using signs and MLS.  I offer a 30% commission but you may consider 50% for a faster response.

    flat fee realtors are GRRREEEEAAATTT!!!!

    When they enter the info into MLS, have them put YOUR contact information into the appropriate fields - Name, email, phone number, hyperlink to video*

    zillow.com

    trulia.com

    do NOT: add any music that would make me want to wear a pink sweater and listen to Celine Dion.

    do NOT: Take still pictures, use windows movie maker, then call it a "video". 

    DO: make a youtube video and send the realtor the hyperlink & post it on trulia & zillow.  your digital camera has a video button - find it / use it!  Walk around the house. Be nice. Talk about the home just like you were showing it.

    Lather, rinse, repeat!

    My success in leasing rentals for investors have been either listing in MLS (only if the property is located N. of 635) or putting a sign up at the yard and another at the closest busiest cross street.  And of course, the number on the listing and the number on the sign MUST be one that is answered!  Always advertise online, one of the most successful rental websites is Rentals.com.   With just doing that, my success rate has been great.  Just in June I leased 5 properties within 30 days during the month of June!!
